Leased Line Prices in the UK: What Can Your Business Expect?

UK leased line prices range from around £199 per month for a 100Mbps circuit in a city centre to over £1,200 per month for 1Gbps in a remote location. This guide explains what shapes the price at your specific address and what constitutes fair value in the 2025 market.

Leased Line Pricing: Why Location Is Everything

No national price list for leased lines exists in the UK. Every quote is site-specific, generated by assessing how much physical infrastructure needs to be built or activated to reach your building. Understanding this is the starting point for interpreting any leased line price you receive — and for knowing whether a quote is reasonable.

The key variable is the distance from your premises to the provider's nearest active duct or fibre point. This distance determines the civil engineering cost of connecting your site, which is the biggest differentiating factor between a £250/month quote and a £650/month quote for the same 100Mbps circuit on paper.

Price Ranges by Speed and Location (2025)

100Mbps Leased Lines

  • City centre, multiple networks available: from £199–£320/month
  • Regional town, Openreach primary: from £280–£430/month
  • Suburban business park: from £350–£500/month
  • Rural or semi-rural: from £450–£700+/month

500Mbps Leased Lines

  • City centre: from £350–£500/month
  • Regional town: from £420–£620/month
  • Suburban business park: from £500–£750/month
  • Rural: from £650–£950+/month

1Gbps Leased Lines

  • City centre: from £450–£700/month
  • Regional town: from £550–£800/month
  • Suburban business park: from £650–£950/month
  • Rural: from £800–£1,200+/month

All figures are based on a standard 36-month contract and reflect the range from the most competitive provider available to the highest-priced option at each location type. Installation may be included for well-connected sites or charged separately (typically £500–£2,500) for sites requiring significant civil works.

How UK Leased Line Prices Have Changed

Leased line prices in the UK have fallen substantially over the past decade. The expansion of CityFibre, the maturation of Openreach's FTTP network, and the emergence of competitive Tier 2 carriers in major cities have all increased market competition and pushed prices down.

In 2015, a 100Mbps leased line in a regional city centre typically cost £400–£700/month. The same circuit now costs £220–£380/month at the same location — a reduction of 40–50% in real terms. This trend is expected to continue modestly as full-fibre coverage expands into more suburban and semi-rural areas.

Contract Length and Price

The standard leased line contract in the UK is 36 months. A 60-month term offers savings of approximately 10–20% on the monthly rental. A 24-month term, where available, carries a premium of 10–15% over the 36-month price. Short-term or month-to-month contracts are rarely available and carry very high premiums when they are.

When comparing across contract lengths, always calculate the total contract cost rather than just the monthly figure:

  • £300/month on a 36-month contract = £10,800 total
  • £260/month on a 60-month contract = £15,600 total

The 60-month deal is cheaper per month but costs significantly more in total. Whether the longer term makes sense depends on your confidence that the premises and bandwidth requirements will remain stable for five years.

What Makes a Leased Line Quote Good Value?

A leased line quote represents good value when:

  • The monthly rental reflects genuine competition among multiple providers at the postcode
  • The SLA provides a fault response time that is proportionate to your operational dependency on the connection
  • Installation is waived or is within the typical range for the civil works required
  • The total contract cost (monthly × months + installation) is lower than alternatives with equivalent SLAs

AMVIA helps UK businesses assess leased line quotes against market benchmarks and presents competitive alternatives before any commitment is made. For businesses currently mid-contract or at renewal, a comparison exercise frequently identifies that a better deal is available at current market pricing.
